Owners Real Estate Auctions!

 

AUCTION GUIDELINES...All bidders must agree to these rules:

Open written bids are accepted, only when submitted with:

1) Current working phone #__________________________

(Also request working e-mail, if possible)_____________________

(we will need to be able to contact you during the bidding process)

2) Current Mortgage Pre-approval letter, OR Proof of Funds for

Cash Purchase (these are required to enter your bid in the Auction.

Must be mortgage pre-approval, not pre-qualification.)

 

3) Signed Auction Guidelines Statement, Seller’s Property Disclosure,

and State required Transaction Brokerage Disclosure

Bona Fide written bids may be submitted in person, at the property open house…

or by fax to 954-229-6003. Complete Bona Fide Bids may also be scanned

and sent by e-mail to: AuctionHome@bellsouth.net

The minimum acceptable bid to be announced (U.S. Dollars)

This Auction is based on open written initial bids. All bids will be publicly

posted on a Bulletin board in the property, and on the internet site:

www.OwnersRealEstateAuctions.com

Bids are posted using the bidders code name. Interested parties may get an update on bidding by calling 954-661-5316.

 All bidders must have personally visited the property, and completed a “Guest Registration Form” on the first visit.

All Bidders will be called and given the opportunity to raise their bid, beginning with the highest bidder, and

then on to the next highest bidder, until all bidders have had an opportunity to be highest bidder, and a final high bidder

is determined. All Bidding is in $1000 increments.

 

That high bidder will be required to enter into a Contract for Purchase within two business days. If the high bidder

does not complete a Contract in two business days, then the Seller may choose to offer to sell to the next highest

bidder, and on through all bidders, until a final winning Bidder enters into a Contract within two business days.

 

Contract must be on FAR-9 (Florida Association of Realtors Contract form, latest version), and Contract is “As-Is,

with right to inspect”. Inspection period is 5 business days. Initial Deposit with Contract is 1%, and second deposit,

due in 5 business days, is an additional 4%. Mortgage commitment is due in 20 business days, and Closing within

30 business days.

 

Sale is subject to all rules and regulations of Association. Buyer must apply for approval by Association, within 3

business days of executed Contract.
